Commercial sites, apartment communities and residential neighborhoods — installed to plan and to city ordinance, phase by phase, by a licensed irrigator. Then maintained by the same team that put it in.
Landscape and irrigation sit at the end of a long chain and get squeezed from both sides. Grading runs late, the entry has to photograph well before the model opens, and the city won't sign off on the site until the planting is in and holding. Meanwhile the completion date hasn't moved.
We bid from your plan set, install phase by phase, and keep the work moving when the schedule compresses. Where a plan calls for something that won't survive on this soil or in that planting window, we raise it during bidding rather than installing it and letting you pay for it twice.

Anything being built needs landscape and irrigation in the ground before anyone maintains it. The plan set changes and the buyer changes. The work doesn't.

Most projects use one contractor to install, a second to mow during buildout, and whoever inherits the property bids a third to maintain it. Every handoff loses information. The new vendor doesn't know where the mainline runs, which zone feeds the entry, or which trees are still under warranty — so the first thing they do is quote you to find out.
We can carry the whole arc. Install the phase, run establishment, maintain it while the rest of the project finishes, document it properly at handover, and stay on afterwards if the owner or board wants us. When something fails in year three, the people fixing it are the people who put it in.
We price and schedule per phase rather than as one lump. Send the phasing plan with the drawings and we'll quote each section, which means a delay in grading reschedules one piece instead of reopening the whole agreement. Where you want pricing on later phases held or escalated on a set basis, we'll put that in the contract rather than leaving it to be argued about eighteen months from now.
Material installed into peak summer heat on Blackland clay fails at a materially higher rate, and the developer pays for that twice — once at install and again at warranty replacement. Where the schedule allows, we'll recommend moving a planting window by a few weeks. Where it doesn't, we'll tell you what the risk is before you commit rather than after the losses show up.
Common questions
Yes. Send the approved landscape and irrigation drawings along with the phasing schedule and we'll take off and quote against them. If something in the plan conflicts with the city landscape ordinance, or won't perform on that soil, we'll flag it during bidding.
Yes. Irrigation design and installation in Texas require a licensed irrigator through the Texas Commission on Environmental Quality. Our license number appears in the footer of every page on this site, and installation is performed under it.
Yes. We're set up for progress billing against completed work, and we provide conditional and unconditional lien waivers as required at each draw. Tell us at contract what your lender or title company needs and in what format.
Warranty terms for plant material and irrigation components are stated in the contract and depend on material type and whether we're handling establishment.
Warranty assumes the system is running and the establishment schedule is being followed. Plants that die because irrigation was shut off during construction aren't a warranty item, and we'd rather say that up front than argue it later. Keeping establishment with the installer avoids the dispute entirely.
We install to the approved plan and are on site for inspection when needed. Requirements differ between cities in this area — tree species and caliper, parkway planting, screening and buffer standards all vary — so we work to the ordinance for that jurisdiction rather than a generic spec.
We carry general liability and workers' compensation coverage and provide certificates naming the entities you specify. If the project requires bonding or coverage limits above our standard, raise it at bid and we'll confirm what we can meet before you rely on it.
