Building a new site?

Landscape and irrigation on a new commercial build have to satisfy the city landscape ordinance before the site gets accepted — frontage plantings, parking island requirements, screening and buffer standards all vary by jurisdiction. We install to the approved plan set and stay on to maintain it once the doors open.

What owners and managers ask us.

Can you work outside business hours?

Yes. Most grounds and porter work on occupied commercial sites is scheduled early morning or after close so it doesn't disrupt tenants or customers. We set the window during the walk and hold to it.

What is a Phase I environmental site assessment?

It's a due-diligence review of a property's environmental history and current conditions, typically required by a lender before a commercial purchase or refinance. It covers records review, a site visit and interviews, and identifies whether further investigation is warranted.

Most Phase I reports are commissioned under a transaction timeline, so tell us your closing date when you reach out.

Do we have to move every service over at once?

No. Most properties start with grounds or porter service and add scopes as existing contracts come up for renewal. There's no requirement to bundle everything on day one.

Are you insured, and can you provide a COI?

Yes. We carry general liability and workers' compensation coverage, and we'll provide a certificate of insurance naming your ownership entity and management company as additional insured before the first visit.

How do you handle repairs that come up between visits?

Send it to your point of contact. Small scopes within an agreed threshold get handled and documented without a separate bid. Anything above that threshold comes back to you as a written quote before work starts.

Do you work with third-party management companies?

Yes. We work with owner-operators and third-party managers, and we're comfortable with the reporting, invoicing and approval workflows that fee management requires.
