An irrigation system fails quietly. A cracked lateral under Blackland clay doesn't puddle where you'd see it — the soil swallows it, and the first sign is a water bill that's up a few hundred dollars with no obvious cause. By the time turf browns, the leak has usually been running for weeks.
Most systems in this area also fight the soil itself. Clay that expands and contracts through a Texas summer shifts heads out of level, pulls at fittings and shears lines. That's normal here, and it's why a system that was fine last season needs looking at this one.

Watering rules differ by city, and enforcement is real.
Most cities in this area run their own watering ordinance, and they don't match. Allowed days, time-of-day restrictions and drought-stage triggers vary between neighbouring municipalities, which matters if you manage properties in more than one.
We set controller schedules to whichever ordinance applies to that address and adjust them when a city changes stage. If you manage a portfolio across several cities, we track it per property rather than putting them all on one schedule and hoping.

Irrigation in Texas is a licensed trade, regulated by the Texas Commission on Environmental Quality. Anyone selling, installing or repairing irrigation systems for compensation needs a TCEQ licensed irrigator, and that license number is required on advertising. Ours is in the footer of every page on this site.
We design and install new irrigation as well as repairing existing systems — mainlines, laterals, heads, valves, controllers, sensors and backflow prevention, on commercial sites, apartment communities and residential developments. Design and installation are performed under our TCEQ irrigator license.
Zone design matters more on Blackland clay than most plan sets account for. Clay accepts water slowly, so zones sized for a sandy profile run off onto pavement rather than soaking in. We raise that at bid rather than after the first summer.
Common questions
That's the most common call we get, and on clay soil it's expected — a broken lateral drains into the ground without surfacing. The diagnostic is to isolate the system at the meter and run zones individually to find which one loses pressure. Usually a couple of hours to locate.
Both. On older systems we'll tell you honestly when repair is throwing money at something that needs replacing, and when replacement is being oversold to you.
Twice a year on most properties — once at spring startup and once before the first freeze. On large commercial or multifamily sites with big meters, quarterly usually pays for itself in water savings alone.
Backflow preventers and above-ground components are the vulnerable parts, and they crack. Freeze prep means insulating or draining those, and shutting the system down properly. After a hard freeze we inspect before restarting, since running a damaged system just floods the property.
Yes, though it's worth knowing that split responsibility is where most turf problems hide — the landscaper blames water, the irrigator blames mowing, and nothing gets resolved. We do both if you'd rather not manage that.
