Valet trash is the amenity residents interact with every single day. Done well, nobody thinks about it. Done badly, it becomes bags sitting in breezeways until Thursday, a compactor area nobody wants to walk past on a tour, and a steady trickle of complaints landing on your office.
The service itself is simple — residents set a bin outside their door during a set evening window, and our crew collects and hauls to the compactor. What separates providers is everything around that: whether the compactor area gets cleaned, whether bulk items get handled or left to pile up, and whether you hear about a chronic non-complier from us or from the resident living next to them.

Three reasons, usually. It's a visible amenity that improves daily life, which helps at renewal. It reduces the breezeway and dumpster-area mess that drags down curb appeal and shows up in tour feedback. And on many properties it's structured as a billable resident service, which changes the economics considerably.
It also frees your maintenance team. Porters spend a real share of their week hauling resident trash and cleaning up around the compactor — work that has nothing to do with the service requests actually sitting in the queue.
Common questions
Per unit, per month — billed on total units, not occupancy. The number depends on unit count, building layout and how many nights per week you want collection. A garden-style community with exterior stairs is a different job from a wrap or a mid-rise, so we quote after walking the property rather than off a rate card.
Five nights, Sunday through Thursday, is the industry norm and what most communities run. Some properties run four, a few run six. We'll tell you honestly whether a reduced schedule is likely to cause bag accumulation given your specific layout.
We photograph it with the unit number and include it in reporting, rather than quietly picking it up forever or leaving it to become your problem. Most communities enforce through their own lease terms; we supply the documentation.
We do, as part of program launch, including delivery to every unit. Replacement bins for new move-ins are handled on an ongoing basis, so your leasing office isn't storing a stack of them.
Typically a couple of weeks from agreement to first collection, most of which is bin procurement and resident notice. The launch itself is a single evening of door-to-door delivery.
Yes. If we already handle your grounds or porter service, valet trash goes on the same agreement and the same invoice. If we don't, it can stand alone.
