A turn is not a hard job. It's a scheduling problem wearing the costume of a construction job. Paint can't start until repairs finish, flooring can't go in until paint is dry, the clean has to happen last, and every one of those trades is booked separately with its own backlog. Miss one handoff and a unit that should have been ready Friday is ready the following Wednesday.

That gap is the whole cost. A vacant unit earns nothing, and four extra days across enough turns is a real number on an operating statement. We coordinate the sequence rather than subcontracting a piece of it, which is why our dates hold more often than not.

Turns at volume.

One turn is straightforward. Fifteen turns across a community after a lease-up cycle, or a rental portfolio with move-outs landing in the same two weeks, is a different exercise. At that point the constraint stops being labour and starts being sequencing — which units to start in what order so crews are never idle and no unit waits on a trade that's across town.

Give us the move-out dates and the target move-in dates together, rather than unit by unit as they come up. We can plan the run properly and you'll get the whole batch back faster.

What clients ask us.

How fast is a typical turn?

It depends entirely on condition. A light turn with paint, clean and minor punch is usually a few days. Anything involving flooring replacement or significant repair runs longer. We'll give you a date after seeing the unit, and we'd rather tell you a date we can hold than the one you want to hear.

Do you handle flooring, or do we need a separate vendor?

We handle it as part of the turn, including repair and replacement. Splitting flooring out to a separate vendor is one of the most common causes of a missed date, because it sits in the middle of the sequence.

Can you work from our scope template?

Yes. If you have a standard turn spec, a preferred paint colour and a fixture list, we'll work to it. If you don't, we'll quote line by line so you can see what's being done rather than approving a single "make-ready" line.

What if you find something once the unit is open?

You get a call and a written change before we proceed, not a surprise on the invoice. Hidden damage behind flooring or in a wall is common enough that it's worth agreeing up front how you want it handled.

Do you take single units, or only volume?

Both. Single-unit work is welcome, and it's often how a portfolio relationship starts.

Are you licensed and insured for this work?

We carry general liability and workers' compensation coverage and can provide a certificate of insurance before work begins. Trades requiring their own state licensing are performed by appropriately licensed subcontractors.
