Home/Residential
Landscaping, irrigation, repairs and make-ready work for homes, rental portfolios and HOA communities — one team you don't have to re-explain the property to every time.
Whether it's one house or thirty rentals, the problem is the same: a landscaper, an irrigation guy, a handyman, and a cleaner who all have to be booked separately and none of whom answer at the same time. When a tenant moves out on the 30th and the next one signs for the 5th, that scheduling gap is money.
We cover the recurring work and the turnover work with one point of contact. For owner- occupied homes that means grounds and irrigation kept up without you managing it. For rental portfolios it means make-readies that actually hit the date.
What's included
Take a full maintenance plan or call us for a single scope. Both are fine.
Regular service that keeps a property looking maintained between visits, not just after one.
Sprinkler systems checked and repaired before a hidden leak shows up on the water bill.
Rentals back on the market on schedule, without coordinating four trades yourself.
The list of small things that never quite justify their own contractor.
The work that arrives on someone else's schedule.
For owners with multiple doors, scoped and invoiced together.
For portfolio acquisitions, land purchases and lender-required reviews.
Getting started
01
We look at what's there and what you actually want handled. No pressure to take a full plan.
02
A clear scope and price before anything starts, so there's no surprise on the invoice.
03
Recurring service gets a set day. One-off work gets a date you can plan around.
04
Same crew, same contact, and a record of what was done on each visit.
Common area work for an HOA is residential grounds maintenance at neighborhood scale — the same crews and the same seasonality, across entries, greenbelts, detention ponds and association-metered irrigation instead of a single lot.
What changes is the paperwork around it. Boards approve against a fiscal year, management companies need proposals in their own format, and every item has to survive a meeting. We quote and report accordingly.
Association common areas are residential work, run by the same crews on the same equipment — but the buying process is nothing like a homeowner's. Boards approve against an annual budget, management companies have their own proposal formats, and a certificate of insurance has to name the association before anyone sets foot on site.
Entries and monuments, greenbelts, detention ponds, amenity areas and common area irrigation all sit under that scope, with service logs and photo documentation a board can attach to minutes.
Common questions
Both. Plenty of what we do is a single make-ready or a one-time cleanup. There's no minimum contract to get a quote.
It depends on scope and condition, but the reason we're usually faster than assembling it yourself is that the trades are coordinated by one person rather than booked one at a time. Give us the move-out and move-in dates when you reach out and we'll tell you honestly whether it's achievable.
Yes. Multiple properties can go on one agreement with consolidated scheduling and a single invoice itemized by address. That's usually the point at which owners stop managing vendors themselves.
Yes. We carry general liability and workers' compensation coverage, and we can provide a certificate of insurance on request.
Not for exterior work. Grounds, irrigation and yard work happen on schedule whether or not you're there. Interior repairs and make-readies need access, which we'll arrange with you or your tenant ahead of time.
Email your point of contact. Small items get folded into the next visit where that makes sense; anything urgent or larger comes back to you as a written quote before work starts.
